    The Board does not have all the costs as of today so I cannot answer your question. We will be meeting beginning Sunday, August 27 and hopefully will have a more definitive answer at that time.

    ABC has received the proposal from Setar. The contract has been forwarded to our lawyers for review. We will post the information on this site when the contract is signed and we have installation information.

    It has been stated that there was an assessment in 2011. I have checked and the last assessment was in the years 2003, 2004, and 2005. If I have incorrect information, please let me know.

    In response to your questions:

    1. All guest of owner authorization requests that were submitted to the reservations department prior to the implementation of this fee were not charged.

    2. “Family members” mean different things to each person as some have children and some do not. In order to avoid any confusion or confrontation of an owner to our staff, it was necessary to make this decision so that our staff did not have to deal with unpleasant situations.

    3. Your Board felt that the owners would want this nightly charge instead of including in the maintenance fee as it would go directly to those people that are there on site having the opportunity to use the free wifi.

    Good Morning,

    There is a cost to install and maintain wifi. A $1.00 per night charge will be to maintain the free wifi under the terrace and lobby. For those who want the convenience of their room and this is optional if you want to purchase, packages will be available for you. As others have said, nothing is free and we are trying to satisfy everyone’s requests.

    As I was the one that read and answered all the e-mails, I can tell you that some were questioning if they owed the fee, how to pay the fee and there were those that were upset that we were cutting into their profit (direct quote).

    As of today, we have not received the Setar contract. Once we receive the contract, it will be forwarded to our lawyer for review before it can be signed. The fees that are mentioned in the minutes will not be applicable till the wifi is up and running.

    Your Board has been monitoring the decline in rental income. The figures are: 11/13-10/14 – $74,629; 11/14-10/15 – $53,761; 11/15-10/16 – $42,059. You can see on the weekly owner meeting minutes, the number of in house guest and guest of owner are almost equal. Unfortunately,
    people have made a business out of renting rooms at your club at your expense. When a room is rented through the club then the club is compensated. This administrative fee of $35.00 is not the full amount that the club receives as the credit card companies charge a service fee. This administrative fee should be considered a cost of doing business.

    Good Afternoon,

    In response to all the inquiries, if you have already received confirmation concerning guest of owner rental then no additional fee is being charged. This fee went into effect today due to the large amount of private rentals that have increased over the past few years which is a lost of income to your club. If you are using your week or have placed your unit in ABC’s rental program then this fee does not apply to you. You will find the new guest of owners on our website and this fee is nonrefundable.
