olgaParticipantThanks for your response and how sad that only one member reacts to any port on this official club members site, that really makes me sad, you are correct in many things but remember, 6 years ago we had a very high surplus as of when this board came in they used it and mad it to a huge loss, now why s no one asking or reacting or doing anything about it? I will never understand that, for I keep fighting and even taking in not such nice remarks from members who think they know it all and never do anything to try and change things.
It is scary how empty the club is and the loss of all these empty rooms for the personnel, the concessions and yes all the money the club gets like energy surplus, $35 is you rent out $7 pw for Wi-Fi a.s.o that will make the club go down and right now way too many members want to sell out,
Things are not good ,but I am only 1 member and we need to come together or…………… I have no idea what will happen next.- 07/29/2017 at 8:06 pm

olgaParticipantThey will never let you see any receipts but you can ask to specify the costs and than thing if the prices are reasonable or not , the figure seems extremely high to me, for matrasses, pillows, curtains linen towels and more are INCLUDED in the maintenance fees.- 05/30/2017 at 1:22 pm

olgaParticipantMost members are very upset about the $35.
First of all the timing ,in the middle of the year they hit you with just about anything they please, members should be warned during the general members meeting in April what the new costs will be, like they told us in the convocation maintenance fees had gone up almost double from 5% to 8%
Than a few months later we hear you rent your units out and bingo, pay $35 to the club because THEIR rentals are down and in my eyes due to poor management .
I told the board for many years, lower the rental costs from the club for members ONLY, from 25% to 50% ,than you will see members start renting from the club.
Now a board member has a list ( thank goodness for that) responsible for most of the private rentals, and on top of that, this last year ABC face book page has become an advertising page for weeks to rent and the same board members manages that page, but the board fees are not going down, we members get hit with paying the price for something the board could solve easily.
Is this not called conflict of interest?My point is that now that ABC face book also let rentals be posted there, the club page for private rentals does not even have a chance anymore , yet it would be so much better if members went far more often to the ABC club web page to look for sales, rentals or reading the minutes and information given by the club.
Than on top of the 8% increase in maintenance fees we also hear that every week $7 needs to be paid for WI-FI ,that is NOT what we asked for,yes we asked for WI-FI but that should have been included in the maintenance fees, 6 years in a row 5% on top of 5% and now 8% and no reserves, not a dime in the reserve and a deficit of half a million dollars?
So I believe members are not reading the convocation with enough interest ,they are not looking at the figures we are given, most are hidden anyway, but one can ask for details.
So members this way, when the board and management make mistakes be assured we shall have to pay for it and yes I disagree with this type of management of our finances without explanations ever.We are an old resort but we are a LOW MAINTENANCE resort yet we now get charged like we are a Hilton resort.
it has to stop and you better start saving money for they plan to assess us with 5.5 million dollars?????
Is the board planning to put an extra floor on top of the superiors for $5.5 mil would be enough to built a whole extra floor .

olgaParticipantThanks for the comments ,there will always be a few who think they know it all and can command other people what they should or should not do, sad.
I do not tell you what to do, I just added up that we have had 6 years in a row 5% increase in maintenance fees and were promised a reserve would be built from that, for the cost of living has never gone up more than 2.5% or max 3% ,This year we have an increase of 8% almost double and still that was not enough and according to their books we lost ???? half a million? we have NO reserves, we are in the RED!!!!
Come on be reasonable, have an accountant go over the last 3 years of the convocations and do not take my word for anything, I only report what I believe is wrong and YOU decide what to do with it.
How cowardly to tell someone to sell out, do you really want to have the club go bankrupt, for that will happen if too many sell out.Every club owned room does not bring in maintenance fees and we have to share the cost of that deficit, so before you start giving orders, look at the correct picture.
Running away has never been the solution, but getting interested and doing something about it is.As far as the old board is concerned, sure they did some things wrong, but they left $600.000 for the new board as a surplus , even though they never raised the maintenance fees ,they still managed to have a surplus, that is why they did not raise those fees, were they correct, no I think they should have added some and save even more for assessments kill tourism, they bought terrible wrong cooling towers and chillers, but they bought hotel quality furniture which till the day of today is good, just needs a few touch-ups.
Not you but I was involved in the court cases to get the judge to order t board to get out of a terrible deal they wanted to make with a criminal disbarred lawyer which could have potentially made sure we would have lost our club, later I was involved in the court cases to make sure that no board member was allowed to be there more than 2 terms of 5 years and I paid out of my own pocket $27.000 to accomplish all of that ,court cases and lawyers are expensive, for the donations from other members never were enough, I never asked anything back for that, only was hoping we would get a correct, honest , qualified and respectful board in its place. What I see is more secrecy, more fees applied everywhere they can and members starting to sell and that is very bad for the club.
So many privileges were taken away.
It was just nice that at one time we had little shampoo/body lotion gifts, the units were worth $5700, we had free coffee in the morning and checkout time was 12 noon.Now the same units are not even selling for $3000 superiors low season, they almost dropped in value 50%, we have to check out at 11 AM, we have less personnel, we have no more free gifts or coffee and rentals are indeed down a lot, the club is not renting nor selling like they used to. We have no handicapped toilet a must for every resort and instead of a surplus with all the raises in maintenance fees, we now have a deficit?
Something is wrong and most of you see it but there will always be a few who love to think they know it all .
Turned out it has become very costly , not everything is what it looks like , so my advice is do not start telling other people what to do, but look what you could do to make things better.Fact is many members do not have the finances they once had and it is becoming too costly ,the airlines are not helping raising the airfare on Saturdays and all together it has become too much money for many to be able to pay.
For now we own shares about worth half of what they once were , so think how to turn that around for it can be done, but only with the right people who think about the club, its members, personnel and the island itself. Qualified people who are open totally to the share holders, now secrecy is having the upper hand ,so help and come up with idea’s share them with all members and together we might be able to turn some things around.
