What are the main reasons for the modest increase in the Maintenance fee going forward for the proposed budget.

Historically, Aruba has a 3 to 4% yearly COL increase, so we have to adjust our personnel remuneration accordingly every year. (Our Personnel expenses also include performance appraisal bonuses and many other social benefits such as a pension and insurance plan, etc.). But this COL increase/decrease is not only Personnel costs (over 50% of our budget), but it also effects everything on the island:utilities, gasoline, gas, government services, contracting services, etc.
In addition, we have to plan for possible changes in shipping and other importation costs to Aruba (changes in tariffs, duties, etc.) All of the above require realistic planning during ABCR’s yearly budgeting process, most especially since our membership has to approve our budgets a year or more in advance. We have to try to meet our planned expenditures with a corresponding income on a yearly basis as we, a Cooperative, are a non-profit organization. The above means that our Maintenance Dues, etc.
must be raised- or hopefully lowered- to meet the levels necessary as we should not end a fiscal year with a loss or deficit.

    SUBJECT: SCHEDULE ROOM RENOVATIONS 2020

    Dear Members,

We like to thank you for your continued patience and understanding for this much awaited extensive refurbishment project of your “Home away from Home” which for sure will enhance your future guest stay experiences and increase value in your investments.

We are very pleased to inform you that we are resuming with our Phase 1 on week 7, February 15, 2020 in the West Wing (short wing). The schedule of the rooms is as follows:

    Batch 5: 158 /258 Weeks 7 – 11 (February 15 – March 21, 2020)
    Batch 6: 153/155/253/255 Weeks 10 – 14 (March 7 – April 11, 2020)
    Batch 7: 157/159/257/259 Weeks 11 – 15 (March 14 – April 18, 2020)

During the construction period of the refurbishment work, we anticipate each batch of these studio units being out of order for approximately 5 weeks. We were able to provide new room assignments to those who own these units of these respective weeks. We apologize that we are unable to commit to the room numbers because of limited Club owned weeks, and we may not be able to cater to special requests (room locations).

Please be reminded if you own one of the above units during these weeks and you have a guest or have rented it privately, it is your responsibility as the Owner to notify your guest or renter of the relocation. Aruba Beach Club Resort has no obligation and assumes no liability if you fail to do so.

Should you have any questions or concerns in regards to your reservations, kindly feel free to contact us at reservations@arubabeachclub.net or tbritten@arubabeachclub.net.
Meanwhile, we thank you in advance for your cooperation and kind consideration.

    Respectfully yours,

Has there been any changes to the paid Wi-Fi program?
Yes, we have made two changes:
In preparation of deploying our new smart TV’s, and to provide owners a better internet experience, the internet speed supplied by SETAR was increased by over 40% at no additional cost. As part of our upgrade plan, paid Wi-Fi speeds were increased from 7 mbps down/1 mbps up to 20 mbps down/5 mbps up at no additional charge to guests or owners. The speed of the free guest network under the Cayenna Terrace was not increased. These changes went into effect 9/28/2019.

The number of devices that can connect to the Aruba Beach Club basic Wi-Fi plan has increased from 2 devices to 3 devices at the same cost, and for an additional $10.00 fee this increases from 4 devices to 5 devices if purchased at the start of the plan. This change went into effect on 10/04/2019.

Can we now unlock our doors with RFID wrist bands and are they available for sale?
RFID wrist bands for the new door locks are now on sale at the Front Desk for $5.00 each. Their functionality expires at the end of your stay in each unit. HOWEVER, in the event of a room change or your return to the Club in the future they can be reprogrammed. So please hang on to them.

Will there be a designated Non-Smoking area?
Yes, In October, 2019 the Cayenna Terrace will be designated a non-smoking area. The area located in the garden by the BBQ pit, will be configured as the designated smoking area. Seating and provisions for shade will be added. In addition, the guest Wi-Fi network is still accessible in that area.

Is there an aerosol sunscreen policy?
No, however we ask that you consider those in your surrounding area before you apply sunscreen outdoors as it may be a disturbance to them. If you choose to apply aerosol products in your unit, for your own safety, we kindly ask you to place towels on the floor where you will be applying the sunscreen to avoid the area becoming slippery, as in the past owners/guests have been known to slip after application.

    Has the towel policy changed?
No, the policy remains the same. Beach towels are available at our Beach Towel Station and it is the responsibility of the owner to return the number of towels they have signed for. Failure to do do will result in a $25 fee per towel that is not returned. Maximum number of towels will depend on your unit type – Superior 4; Deluxe 5, Royal 6. We have recently experienced owners and/or guests taking towels from others. Please be advised that this type of conduct will not be tolerated and may result in serious consequences to the offenders.

Why does Econo no longer have a service desk in the lobby?
Our lease with Econo Rent a Car expired on September 30, 2019 and has not been renewed. However, as with other rental agencies you will still able to rent vehicles from them, at the airport or delivered to you at the Club.

Can we view, visit or tour rooms currently under refurbishment?
Due to safety and insurance concerns, access to rooms undergoing active construction remains restricted to authorized personnel only. We kindly ask that you refrain from entering them until all work has been completed and they have been released by Management. Several completed rooms have been released for occupancy. If you ask an occupant for access to view their room and they decline please honor their request for privacy.

When will the renovations be completed?
We anticipate the project will have a duration of 3 years. This is due to the high occupancy rate year-round and availability of Club owned units to be able to relocate owners and guests.

Will the project be shut down from time to time?
Yes, there are several times throughout the refurbishment period that we will need to postpone work due to either holiday schedules or 100% occupancy of the resort making it impossible to relocate owners.

A special thank you to those owners who have advised us that they do not intend to utilize their weeks during high season in 2020 as this allowed us to shorten the postponement period. Therefore, please be advised that the project will be shutdown starting week 49 and will resume week 7. Please understand that this is for 2020 ONLY and that the dates may change from year to year, depending on several factors, one of which is the owner’s participation.

What will the refurbishment of the rooms entail?
New tile floor, & new kitchen and shower tiles
    Countertop (Quartz)
    Cabinets

When can we expect to be notified if our unit will not be available?
We hope to be able to inform you at least 3 months in advance, however there may be times that you won’t know until you check-in. Rest assured that we will have a unit available for you equal to or larger than the unit that you own.

*NOTE: For phase 1 we apologize for not being able to notify the owners of affected units in due time.
Many owners have notified the club that they are not intending to utilize their units which allowed us greater flexibility to relocate incoming guests.

1Please note that the “smart” functions, i.e. network or internet access, of these sets have not yet been activated. Please refrain from attempting to use this feature, until they have been added to our network

2Please understand that the refurbishment project is a Work in Progress. There have been some photos posted on Social Media, which do not depict the final layout or appliances, houseware goods etc. that will be used. The furniture shown in these photos is our current furniture and dark wood mirrors, which WILL BE REPLACED by new product once our orders have been received from the manufacturer. Other items, shown in the rooms that have been photographed, were placed there as evaluation samples only and may not be the final product used. As we proceed some changes, modifications, and enhancements will occur. Please be patient while we iron things out.

Can we exchange our week for another Capital Vacations (CV) property?
This option will no longer be available.

    Who is the designer?
Lynne Smith with Resort Buying Group, LLC; details are available on the story board.

Who will be overseeing the project?
The project will be overseen by Fredy Cuervo, the on onsite Project Manager, who is working in conjunction with Board members Cindy Martorella, Vice Chairman, and Arthur Langbaum, Project Manager.

How often is there someone from Capital Vacations present at the Resort?
Our contract with Capital Vacation expires on October 31, 2019, and will not be renewed. As a result, they will no longer be present at the Resort.

We anticipate the project will have a duration of 3 years. This is due to the high occupancy rate year-round and availability of club owned units to be able to relocate owners and guests.

What will the refurbishment of the rooms entail?

    Countertop (Quartz)
    Cabinets

A Story Board displaying the color schemes for the rooms (fabrics, tile, cabinets & paint) is available for your viewing in the Member’s Lounge as well as on the website in the information for owners’ section. A second Design Board showing furniture and artwork will soon be made available. Photos will also be placed on the ABC web site.

Please understand that the refurbishment project is a Work in Progress. There have been some photos posted on Social Media which do not depict the final layout or appliances, houseware goods etc. that will be used. The furniture shown in these photos is our current furniture and dark wood mirrors, which WILL BE REPLACED by new product once our orders have been received from the manufacture. Other items shown in the rooms that have been photographed were placed there as evaluation samples only and may not be the final product used. As we proceed some changes, modifications, and enhancements will occur. Please be patient while we iron things out.

Many owners have notified the club that they are not intending to utilize their units which is allowing us greater flexibility to relocate incoming guest.

Can we exchange our week for another Capital Vacations (CV) property?
We have been experiencing some logistical challenges implementing this service.

There is no fixed schedule, however they have and will travel to the club as required.

That is true, Econo will drop off and pick up at ABC just like all the other rental car places do. Milo is GREAT!! He is the man that worked the desk in the lobby at ABC the past several years. Very efficient person. We love Econo Car Rental and Milo!!

As of October 1st Econo is no longer located at ABC however they still have locations at La Quinta Beach Resort Hotel, and at Caribbean Palm Village as well as at the airport. If you have a reservation for a pick up or drop off at ABC they will meet you there so you should reach out to them.
